A composite Opportunity Score (0–100) for each of the 114 SA regions, calculated from demand score, price accessibility, and review volume. Higher score = region with strong demand, accessible pricing, and proven guest satisfaction.
Why
Not all high-demand regions are good investment opportunities — some are already saturated with premium listings. This score surfaces underserved regions where demand is high but supply is limited or prices are still accessible, meaning there is room to enter the market profitably.
So What
Sort by Opportunity Score and filter by Coastal / Game / Wine to find the highest-return niches for a new property listing. Regions scoring above 60 with fewer than 10 listings are the strongest supply gaps. Cross-reference with the Seasonality page to time any launch for peak demand.

Opportunity Score Formula

opportunity_score = 0.4 × (avg_demand / max_demand) + 0.3 × (1 − avg_price / max_price) + 0.3 × (avg_reviews / max_reviews)

Higher demand + accessible pricing + strong reviews = high opportunity. Scaled 0–100.

Top 30 Regions by Opportunity Score
